How to perform a signage site survey
A complete site survey captures photos, measurements, substrates, access, power and consents against every sign location, so you can quote accurately and never drive back.
A good signage site survey captures everything the office needs to quote and build the job in one visit: photos, measurements, substrate and fixing details, access, power, and any consents, all tied to each individual sign location. Do it properly and you quote with confidence and never drive back for a detail you missed.
Most surveys go wrong the same way. You get on site, take a pile of photos, jot a few measurements, and drive off. Back at the shop, half the photos have no context, a measurement's missing, and nobody noted whether there was power behind the fascia. That's a return visit, and a return visit eats the margin on the whole job. A structured survey fixes it. Here's the order that works.
Before you leave the car park
Confirm the site address and set up the survey before you get out of the vehicle. Enter the address, note the client and job reference, and get your head around the job. You won't always know how many sign locations there are yet, that often comes out of the walkaround, but you can be set up and ready to log them as you go.
Walk the site with the client first
Do a full walkaround with the client before you start measuring, that's how the sign locations get identified and agreed. A fascia, a projecting sign, window graphics, wayfinding inside, you often don't know the full count until you've walked it together. Log each location as you go so nothing gets added later and forgotten.
Agreeing the locations up front also protects you: it's the difference between quoting the job the client actually wants and quoting the three signs you assumed while missing the two they mention on install day.
Work one sign location at a time
Survey each sign position as its own complete record, don't batch. Once the walkaround has established the locations, work through them one by one. For every location, capture:
- Photos of the sign area and the wider elevation, so the office can see context, not just a close-up.
- Measurements of the sign itself and the space it sits in, marked on the photos where you can.
- Substrate and fixing details: what you're fixing to and how.
- Access requirements to install it.
- Power if it's illuminated.
- Consents if the site needs them.
Finish one location fully before moving to the next. A half-surveyed location is the one that bites you.
Photograph more than the sign
Capture the fixing points, the surrounding elevation, and anything that affects the install, not just the sign face. The install team needs to see what they're walking into: the substrate behind the sign, the obstructions around it, the state of the wall.
Annotate photos on the spot while you remember what they show. A measurement written straight onto the photo of the fascia is worth ten measurements in a notebook you can't match to anything later.
Get the substrate right
Record the exact substrate you're fixing to, because it changes the fixings, the method, and the price. Brick, composite panel, ACM, timber, render, glass, each one is a different job. Guessing "some kind of cladding" and finding out on install day is an expensive way to learn.
Note the condition too. Painted timber that needs touching up, a substrate that won't take penetration, a surface that's already failing, these are the details that turn a clean install into a problem.
Capture access and power while you're standing there
Record how the sign gets installed and where the power comes from before you leave, because these are the details people forget and return for. For access: the method (ladder, MEWP, tower), the working height, footpath or traffic constraints. For power: whether it's needed, the nearest source, and whether a new circuit has to be run.
These are the classic missed details. Nobody drives back for the sign dimensions, they drive back because they forgot to check if there was power behind the fascia.
Turn it into a report before you drive off
Complete the survey on site and generate the report while everything's fresh, so the office works from a clear record, not a guess. Every photo, measurement, substrate note, and access detail should leave the site as one structured document your estimator can quote from and your install team can work to.
